TAX FORGIVENESS AND TWINKIE GATE 2012

I know we are all in a panic here at the closing of 2012 is near. The top two reasons for our stress?

1. There may be an end to tax forgiveness for foreclosures.
2.NO MORE TWINKIES!!
So What can we do?? Well  as for Number 1

Call for Action: Keep the Housing Recovery on Track

Despite some positive signs of recovery, our nation’s real estate market is still fragile.  Over a quarter of all transactions still involve a distressed property.  That’s why you must take action now and tell Congress to extend Mortgage Forgiveness Tax Relief.

Without an extension, families engaged in a loan modification, short sale, or foreclosure would face a big tax bill. Neither consumers nor the housing market need that added burden.  Homeowners shouldn’t be forced to pay a tax on money they’ve already lost with cash they never received.

Please tell Congress to extend Mortgage Forgiveness Tax Relief. We need no new obstacles that might throw the housing recovery off track.

Now for number 2 solution

HOMEMADE TWINKIE RECIPE

Cake
Nonstick spray
4 egg whites
one 16-ounce box golden pound cake mix
2/3 cup water

Filling
2 teaspoons very hot water
1/4 teaspoon salt
2 cups marshmallow creme (one 7-ounce jar)
1/2 cup shortening
1/3 cup powdered sugar
1/2 teaspoon vanilla (See Tidbits)
1. Preheat oven to 325 degrees F.

2. Fold each piece of aluminum foil in half twice. Wrap the folded foil around the spice bottle to create a mold. Leave the top of the mold open for pouring in the batter. Make ten of these molds and arrange them on a cookie sheet or in a shallow pan. Grease the inside of each mold with a light coating of nonstick spray.

3. Disregard the directions on the box of cake mix. Instead, beat the egg whites until stiff. In a separate bowl combine cake mix with water, and beat until thoroughly blended (about 2 minutes). Fold egg whites into the cake batter and slowly combine until completely mixed.

4. Pour the batter into the molds, filling each one about 3/4 of an inch. Bake in the preheated oven for 30 minutes, or until the cake is golden brown and a toothpick stuck in the center comes out clean.

5. For the filling, combine the salt with the hot water in a small bowl and stir until salt is dissolved. Let this mixture cool.

6. Combine the marshmallow creme, shortening, powdered sugar, and vanilla in a medium bowl and mix well with an electric mixer on high speed until fluffy.

7. Add the salt solution to the filling mixture and combine.

8. When the cakes are done and cooled, use a skewer or chopstick to make three holes in the bottom of each one. Move the stick around inside of each cake to create space for the filling.

9. Using a cake decorator or pastry bag, inject each cake with filling through all three holes.

Makes 10.

enjoy!!!

Short Sale ...Good or bad??

How can I get out from under the debts on my home?

If the market value of your home is less than what you owe on your current mortgage, you may qualify for a legal, lender approved solution known as a Short Sale. A Short Sale can be accomplished by negotiating with your bank or lending institution to accept a sale of your property to a third party buyer for less than what you currently owe on your mortgage balance.

The short sale of real estate is not a questionable practice in today's softening real estate market, it may be a necessity. The short sale transaction is alegal and much more beneficial alternative to foreclosure or even bankruptcy. Lenders are motivated to accept short sale offers to for a number of good reasons. The short sale of your home can result in a win-win-win situation for all parties involved:
Win #1: You win by getting out of a financial predicament a clean transaction and a salvaged credit score. Your property is saved from foreclosure, thus helping you to save your credit rating. Allowing you home to proceed into foreclosure may adversely affect your credit for up to 7 years.

Win #2: The lender wins by avoiding timely and costly foreclosure proceedings which could lead to an even more costly expense of ownership of the real estate by the by the bank.
Win #3: The buyer of your property wins by getting a solid property at a good market value.(info from shortsale101)

Is now a GOOD time to Buy??

Still wondering if now is really a good time to buy a home??

Home affordability is at an all-time high.  The
median mortgage payment on the median priced
home as a percentage of the median household
income is lower than it’s been in a generation.
Mortgage rates are at rock bottom. It’s hard to
imagine interest rates going much lower, and
when they start to inch back upwards, monthly
payments and total loan costs will spike upwards.
Home prices are back on the rise. After declining
for 30 months, home prices are trending back
upward.  The time get in to the market is NOW!
Sellers are motivated. This means that buyers
have the upper hand!  From banks looking to
dispose of foreclosed properties to homeowners
who are fiercely competing among an excess of
housing inventory, buyers have untold choices and
negotiating power.
Financing is readily available! Banks are back
in the game and ready to lend to well-qualified
buyers.
Owning vs. renting is increasingly favorable.
Since 2009, the average principal and interest
payment has fallen below the average rental rates,
and the gap is now wider than it’s been in the past
22 years.
Homeownership is still at the core of the
American Dream! Owning a home is critical
to financial stability and wealth building. It’s
a forced savings account, a place to live and a
fabulous tax deduction.

For three years in a row, J.D. Power and Associates has awarded Keller Williams associates
the distinct honor of “Highest Overall Satisfaction for Home Buyers among National
Full-Service Real Estate Firms.”
